Rent is due on the 1st of each month (unless stated otherwise in your lease)
Late fees apply starting on the 6th day after rent is due

Pest control Interior Pest Control is the responsibility of the tenant.
Quiet hours: 10 PM – 7 AM based on city regulation
Community reminders: Please follow all HOA or community rules where applicable. Any fines recieved by the HOA will be passed along to the tenant and will be due upon receipt
Per your lease agreement:
Tenants are responsible for the cost of any non-major repairs under $250.00.
This includes items such as minor plumbing issues, clogged drains, AC filter replacements, light bulb changes, and other general wear-and-tear maintenance.
Repairs exceeding $250.00 or classified as major system failures (e.g. HVAC, electrical, plumbing, structural) are the landlord’s responsibility.
If unsure whether a repair falls under your responsibility, please contact us before submitting a request
Non-emergency maintenance is usually addressed within 1–3 business days
Emergency issues (like AC out, water leak) are addressed immediately
