Your responsibility — repairs under $250

Tenants are responsible for the cost of minor repairs under $250 as outlined in your lease agreement.
This includes clogged drains, AC filter replacements, light bulb changes, minor plumbing issues, and general wear-and-tear items.
If we complete a repair that is determined to be tenant responsibility, you will be billed at $50/hour for labor. If a licensed contractor is required, you will be invoiced the contractor cost plus a 10% coordination fee.

Landlord responsibility — repairs over $250

Major repairs and system failures are covered by the landlord — including HVAC, electrical, plumbing, and structural issues.
Non-emergency requests are typically addressed within 1–3 business days.

Emergencies

Emergency situations — active water leaks, complete AC outage, electrical hazards — are handled immediately. Select "Emergency" in the priority field below.
