Built for How This Market Actually Rents

Most online income calculators use a flat year-round average, which doesn't hold up here. A Southwest Florida vacation rental can rent for two or three times as much in February as it does in August — and a single blended number hides that swing completely.

This tool breaks the year into the five rate periods we actually see driving bookings on the coast: early shoulder season, two distinct high-season stretches around the holidays and peak winter/spring, a late shoulder season, and the long off-season. Enter your own nightly rate and expected occupancy for each period, and the calculator builds a real annual projection from there — not a guess.

The Same Framework Our Team Uses

This isn't a marketing gimmick built separately from how we actually work — it's the same seasonal framework our property managers use when we forecast income and set pricing strategy for the owners we manage properties for. When you get a projection here, you're seeing the starting point of the same conversation we'd have with you as a client.

Common Questions About This Estimate

How accurate is this projection?

It's only as accurate as the ADR and occupancy numbers you enter. We built the seasonal structure from real Southwest Florida booking patterns, but your specific property's location, condition, amenities, and marketing all affect actual performance. Think of this as a strong starting estimate, not a guarantee.

What isn't included in this number?

This estimate covers rental revenue, management fees, and the operating costs you enter. It doesn't account for one-time costs like furnishing or setup, HOA special assessments, major repairs, or vacancy from planned closures. Our agents can help fill in those gaps when they follow up.

Do I have to talk to an agent to use this?

No — the calculator itself is free to use with no sign-up required. You only need to enter your contact info if you want your results emailed to you or want an agent to review them with you.

Is there a cost to have an agent review my numbers?

No, the review is free and comes with no obligation to list or manage your property with us.

Do you only manage properties in Bonita Springs?

No — we're based in Bonita Springs, but we manage and list properties throughout Southwest Florida, including Ave Maria, Boca Grande, Bonita Springs, Cape Coral, Captiva, Englewood, Estero, Fort Myers, Fort Myers Beach, Lehigh Acres, Longboat Key, Marco Island, Naples, Pine Island, Port Charlotte, Punta Gorda, Sanibel, Sarasota, Siesta Key, and Venice.
