Job Summary

Sands Real Estate and Property Management is looking for a tech-savvy Bookkeeper to manage the financial heartbeat of our growing portfolio. We specialize in both long-term annual rentals and high-turnover short-term rentals.

We operate a sophisticated tech stack involving QuickBooks Online (utilizing Class tracking), OwnerRez for our STR backend, and High Level for CRM. We need a professional who doesn’t just “enter data” but understands how to reconcile complex channel payouts and maintain clean property-level reporting for our owners.

Job Responsibilities

  • Execute full-cycle bookkeeping in QuickBooks using Classes to separate annual vs. short-term rental performance.
  • Reconcile monthly payouts from OwnerRez, ensuring guest fees, taxes, and cleaning costs are allocated correctly.
  • Manage Trust Accounting for security deposits and owner distributions in compliance with state regulations.
  • Process accounts payable (utilities, vendor repairs, and recurring contracts) for individual properties.
  • Generate monthly, quarterly, and annual P&L reports for the management team and property owners.
  • Audit guest ledgers to ensure synchronization between the booking platform and the bank account.

Job Qualifications

  • QuickBooks Expert: Proven experience using Classes/Projects for multi-entity or property-level tracking.
  • STR Experience: Familiarity with Short-Term Rental accounting (payouts from Airbnb/VRBO/Direct).
  • Tech Proficiency: Experience with OwnerRez or similar Property Management Software (PMS) is highly preferred.
  • Real Estate Knowledge: Understanding of 1099s, owner statements, and management fee structures.
  • Organization: Ability to manage high-volume transactions with 100% accuracy.
